  • Nearly all showings to be done by Tom since he is most familiar with the home or his assistant, Stephanie Piantadosi (all property calls go to Tom)
  • Open houses once per month (if desired)
  • All offers presented and a negotiating strategy set in motion
  • Sales agreement to be thoroughly explained and all questions/concerns to be addressed
  • Tom will attend all home inspections to observe any concerning issues firsthand
  • Tom will analyze any buyer inspection requests with the seller to go over all options and scenarios
  • Tom will install all needed battery operated c/o and smoke detectors and arrange and attend the smoke certificate inspection
  • Tom will log feedback after all showings in order to periodically review with the seller
  • Tom will schedule a virtual tour of your home
  • Tom will prepare an Information Sheet highlighting all the positive aspects of your home
  • All of the necessary disclosures will be prepared and passed out to buyers per state law
  • Tom will attend the final walk through and closing

Personal Investment in the Sale of Your Home

  • Tom, as a Re/Max agent, pays for all his ads, signs, office fees, etc.
  • Tom is personally invested in the sale of your home so he is much more motivated to sell it
  • After paying the co-broker (if applicable), Tom doesn’t give half of his commission to our broker. This more than offsets his office and advertising fees as long as he is continually selling homes. This is a totally different system than most real estate companies
  • All property calls go to Tom and not an agent on “uptime” who definitely would not know all of your home selling features as he would
  • Tom is extremely accessible seven days a week, from 8:00 AM – 7:00 PM and his licensed assistant is as well if he is away on rare occasions

A commission is due only when your home sells and at the time of closing.
